Due to the shortage of rental properties, letting your property can be more time consuming now than ever before with more calls, texts and emails to deal with and viewings to set up – never mind the administration and paperwork involved.

We take the hassle out of letting your property and finding the right tenant. This gives you peace of mind that we will be looking after your asset so that you don’t get those “phone calls” when the heating breaks down or the washing machine decides to pack up!

Fees

Able offer competitive and transparent fees, with free standard advertising and NO hidden extras. The charge to the PRTB for registration is currently €90.

Letting Services

Management Services

Tenant queries:
We are available 365 days a year to deal with any property or tenant issues that may arise throughout the term of the tenancy. Tenant enquiries or problems are dealt with promptly and efficiently and we liaise with both the landlord and tenants to ensure all are kept fully informed.

Rent arrears:
Any rent arrears are followed up immediately. If necessary we issue a reminder followed by a 14 Day Notice of Arrears and if the matter is not resolved, this is followed by a Notice to Terminate, all of which is required by the PRTB.

Lost Key Replacement/Key Holding Service:
We organize key replacement via the Management Company and/or reputable locksmiths.

Property Maintenance:
We can provide plumbers, electricians, general tradesmen, carpet fitters/cleaners etc. in regard to heating/plumbing issues, window/door/lock repair and replacement keys, property/ carpet cleaning or alternatively liaise with Landlord’s tradesmen in arranging tenant access.

Inspections:
We provide at least two annual inspections (more if required) to ensure the property is being maintained and in good condition and report directly to the landlord

Problem Tenants:
Able Property Services has a zero tolerance policy in regard to anti-social behaviour and Tenants are made fully aware of this strategy before lease signing. Where available, we provide tenants with a copy of the “House Rules”. In addition, we liaise with management companies or Residents Committees, who are free to contact us at any time should an issue arise so any issue is reported to us immediately.

Deposit Refunds:
Able can advise on deposit deductions and clarify what exactly is “wear & tear” and what is “damage”.

Damage/Damp Issues:
We also advise tenants in advance on how to avoid any “damp” issues, which are the scourge of landlords everywhere! We include a particular Clause in our Leases under “Special Conditions” in regard to property ventilation and also include Clauses in regard to other problematic issues to ensure tenant compliance.
