Every landlord wants to achieve the best rent possible and attract great tenants – paying low letting and property management fees don’t hurt either!

We always conduct a local market analysis to ensure you are getting the best market rental possible and we thoroughly vet all prospective tenants. We don’t conduct “group viewings” – we want to know who we are putting in a client’s property and if, for any reason, a tenant leaves within the term of the lease, we will replace them free of charge!

With fees that are well below the industry standard and excellent customer service – our aim is really very simple – to provide the best possible service for the best possible price and to grow and maintain our loyal database.

Lettings and Property Management Fees

Because we are confident about the level of service we provide, we offer new residential clients a combined letting and 12 month’s management fee of just 6% as an introductory offer in the first year. We know if you are happy with us, you will stay with us and we want to build long-term relationships with our clients.

Most of our clients require both letting and property management, however, we split our fees so you can choose as required. After the introductory offer in the first year, our letting fee is 4% of the annual rent. Our property management fee is also 4%, which covers 12 months management in regard to any property or tenant issue that may arise.

Our fees are below the industry standard and are fully tax deductible – your time is not!

Non-Resident Landlords

If you are a landlord living overseas (a non-resident landlord) it can be difficult to always rely on family and friends to help out. It’s a big responsibility and also time-consuming, so you need a letting and management agent that you can trust.

Many of our clients live overseas and we act on their behalf taking a proactive approach to all aspects of property letting and management. We also provide practical advice and referral in regard to non-resident landlord rental income tax requirements and work with reputable tax collection agents who can manage this burden for you.

A problem tenant is the very last thing a landlord wants or needs. This is why we insist on a comprehensive list of requirements and why we thoroughly vet all prospective tenants.

We don’t agree with group or open viewings. We take the time to conduct individual viewings and get to know prospective tenants.

If there is a problem – we’re there! We also guarantee that if, for any reason, a tenant leaves within the term of the lease, we will replace them at no extra cost!
